RESTORING AND ENHANCING THE TRULLI: WHAT FUNDING?

Restoring an ancient Trulli complex or a fortified farmhouse to transform them into a receptive structure: a goal that many have set themselves to achieve in recent years.

A goal that the Apulia Region has supported through a series of measures including Title II Chapter 6 "Aid to investment by SMEs in the tourism sector - hotel".

If you own buildings of artistic and historical-architectural interest and you want to create tourist-hotel structures, this is the article for you.

First of all, the Apulia Region finances the consolidation, restoration, and renovation of rural buildings, farms, Trulli, towers, fortifications to transform the property into tourist-hotel structures (including annexed services functional to the activity, such as bars, gyms, swimming pools, wellness centers, restaurants, etc.).

IMPORTANT: it is eligible for the expansion, modernization, and renovation of tourist accommodation facilities, including service facilities functional to the conduct of the activity (such as bars, gyms, swimming pools, spas, etc..) as well as interventions aimed at overcoming architectural barriers, the renewal and updating technology, improving environmental impact.

The Apulia Region also finances the purchase of the property. The costs of purchase from third parties are eligible, provided that the transaction has taken place at market conditions. The purchase of a property by relatives up to the third degree of the partners, in the case of a proposing company, or of the owner, in the case of a proposing firm, as well as by the spouse of the owner or partners, is not eligible.

The proposing subjects at the date of presentation of the application for facilitation must be regularly constituted and registered in the Register of Companies.

TYPE AND AMOUNT OF FINANCING

Requests for assistance must concern initial investment projects of a minimum amount of 30 thousand euros.

The funding of the Puglia Region, aimed at the development of economic activities tourist-hotel, may not exceed

- 35% for medium-sized enterprises;

- 45% for small and micro-enterprises.

The facilities will be calculated, regardless of the amount of the eligible project, on a maximum funded amount of

- 4,000,000 euros in the case of medium-sized companies;

- 2,000,000 euros in the case of small and micro-enterprises.

The financing will be disbursed in the form of a contribution on account of Plant determined on the amount of interest on a loan granted by a Lender.

The contribution is recognized in an amount equal to the Interest Rate Swap (Euribor 6 months versus fixed rate) money, in euro at 10 years {10Y/6M), published in the newspaper "Il Sole 24 Ore" on the day of the conclusion of the loan by the Lender, increased by a spread.

ELIGIBLE EXPENSES

- Purchase of company land and its arrangement within the limit of 10% of the amount of investment intangible assets;

- masonry and assimilated works

- purchase of machinery, plants, and various equipment, brand new;

- investments aimed at improving risk prevention measures, health and safety in the workplace;

- engineering design and works management expenses within the limits of 5% of the expenses referred to in paragraph b);

- are also eligible expenses for the purchase of computer programs commensurate with the production and management needs of the company and technology transfers through the purchase of patent rights and licenses, related to production and management needs of the company.

- In the case of purchase of a property, only the costs of purchase from third parties are eligible, provided that the transaction is carried out under market conditions.

INELIGIBLE EXPENSES

- notarial expenses and those relating to taxes and duties;

- expenses relating to the purchase of stock

- expenses relating to the purchase of used machinery and equipment;

- cash-settled expenses

- purely replacement expenses;

- operating expenses in general;

- leasing expenses and those relating to so-called turnkey contracts;

- all non-capitalized expenses;

- expenses sustained with internal work orders, even if capitalized and regardless of the sector in which the company operates;

- title of expense in which the total amount of the eligible goods is less than 500,00 euros;

- expenses for the purchase of easily perishable goods (table linen, bathroom linen, bed linen, crockery, kitchen utensils) are not eligible.

Concerning bed and breakfast accommodation, any expenses relating to the construction, renovation, and furnishing of the premises used as the owner's home are not eligible.

Eligible expenses must derive from legally binding acts (contracts, letters of assignment, confirmation of order) that clearly shows the subject of the service, its amount, its relevance to the project, the terms of delivery

    vorrei acquistare un fondo rurale con trulli, di proprieta’ dei miei nonni. posso farlo, usufruendo di fondi europei?? ovviamente l’obiettivo è quello di ristruttutare i trulli e creare delle strutture ricettive!!! graxie a chi devo rivolgermi?
